Planning a New Build: What Property Owners Should Know Before Breaking Ground

A successful new build starts long before the first footing is poured. Here is how to set goals, budget for the real costs, and choose a team that keeps your project on track.

Building a new home, office, or commercial space is one of the biggest investments a property owner makes. The projects that finish on time and on budget almost always have one thing in common: the owner and the contractor did the planning work up front. Here is what we walk our clients in Indianapolis through before anyone breaks ground.

1. Define what the building needs to do

Start with how the space will be used, today and five years from now. A growing family, a business that plans to add staff, or a warehouse that may take on new equipment all change the layout, structure, and utilities you should plan for.

  • List every room or work area and how it will be used
  • Note must-haves versus nice-to-haves so you can prioritize later
  • Think about storage, parking, and access for deliveries or equipment
  • Plan for future additions so the foundation and framing can support them

2. Build a budget that reflects the real costs

The construction price is only part of the picture. A realistic budget also covers site preparation, permits and inspections, utility connections, and finishes. We recommend setting aside a contingency of 10 to 15 percent for surprises such as poor soil, hidden drainage problems, or material price changes.

Pro tip: decide where your budget has flexibility before construction starts. It is much easier to choose a different countertop than to change a foundation plan mid-project.

3. Understand the site

Every lot has its own conditions. Grade, soil, drainage, setbacks, and access for trucks all affect the foundation design and the schedule. A site walk with your contractor early on helps spot issues before they turn into change orders.

4. Choose one team to coordinate the trades

A new build brings many trades together: site prep and concrete, framing, roofing, plumbing, drywall, and painting. When one general contractor manages them all, you get a single schedule, a single point of contact, and fewer gaps between crews.

  • Ask how the contractor sequences each phase of the build
  • Find out who your day-to-day contact will be
  • Request a written, line-item estimate so you can compare options clearly
  • Confirm licensing and insurance before you sign

5. Plan around weather and inspections

Indiana weather affects concrete pours, roofing, and exterior work. A good schedule builds in time for rain delays and cold snaps, and it lines up inspections so crews are not waiting on approvals.

6. Stay involved during construction

Regular walkthroughs at key milestones, such as after framing and before drywall, are the best time to confirm outlet locations, window placement, and other details while they are still easy to adjust.
